Woodlands Andergrove wins 2014 UDIA QLD Award for Excellence!
Affordable housing in one of Queensland’s least affordable regional towns
Woodlands Andergrove, a joint venture between Economic Development Queensland (EDQ) and Mackay Regional Council (MRC) won the affordable housing award at the 2014 UDIA Queensland Awards for Excellence.
According to research by Herron Todd White, Mackay has one of the highest median house prices in regional Queensland.
EDQ Director Residential Development Andrew Sly said when Woodlands Andergrove launched to the market in 2011 there was no diversity in the local market.
"Local housing stock was primarily made up of four bedroom, two bathroom homes on 800 to 1000sqm blocks," he said.
"Many locals had been priced out of the housing market."
Mackay’s median house price averaged over the life of the project is $420,000. At Woodlands Andergrove, 75% of settled housing product is below Mackay’s median house price.
"Woodlands Andergrove provides affordability and value by providing product diversity, and delivering land, and house and land product at a range of price points," he said.
"Some of the housing product in Woodlands Andergrove has been replicated in other Mackay estates, such as Miraflores Estate.
"It’s really rewarding to see our estate leading the market, and starting a new trend for Mackay," Mr Sly said.
In the six stages of Woodlands Andergrove released to date, house and land packages have been offered at prices ranging from $263,000.
Land lots have been priced from just $69,000.
At Woodlands Andergrove, EDQ further reduced ongoing operating costs for tenants and home owners by achieving all six leaves under UDIA’s EnviroDevelopment program.
"Woodlands Andergrove demonstrates that best practice sustainability features can be incorporated into a development with minimal impact on cost and affordability," Mr Sly said.
Close to 50% of the development (10 hectares) is dedicated to bushland and parks. EDQ engaged with Greening Australia and Conservation Volunteers Australia to develop a care and maintenance program to rehabilitate the 10 hectare bushland area.
Woodlands Andergrove is located on a 22 hectare site just 6 kilometres from Mackay’s CBD. When completed, Woodlands will have approximately 233 lots with up to 263 dwellings.
EDQ is a commercialised business unit within the Department of State Development, Infrastructure and Planning which focusses on facilitating economic development throughout Queensland.
